This is just a guide to help you with how to time the CLOSING DATE for your new home purchase.

For example: if you are a 1st time buyer, you will want to close by at least 4/31/10 in order to qualify for the $8,000 First Time Home Buyer Tax Credit.

In order to do that, you must successfully contract on a home no later than say the end of March, in order to give your lender enough time to close on your loan.

In order to contract by March 31st, you will need to consider how many homes you think you would need to see in order to find the right home, AND how often you are available during a typical week. On an average, people tend to view between 10-20 homes in order to know the "right home" by first seeing enough "wrong homes". So you will need to consider your viewing schedule in that way. All of this, should give you an idea of WHEN you should start viewing homes.
